PORTABILITY ESTIMATOR

Portability is the difference between the Property Appraiser's Just Value of a property and the Save Our Homes value of that property.

Note: You will not be able to use this calculator to perform 2025 portability estimates until AFTER the proposed 2024 just values are set on June 1, 2024.

This estimator is a tool which does not capture every scenario of how Portability is calculated by our office. There are times when the Portability benefit has to be split due to divorce or when an applicant had partial ownership interest in the prior home, has partial ownership interest in the new home, or had/has partial ownership interest in both the prior and new homes. We recommend contacting our office at 954-357-6830 for additional information.

Enter year you sold, moved from the property, or otherwise canceled the homestead exemption:

Enter 2021 Just Value*:
* Enter Property Appraiser's 2021 Just Value of your property. (Just Value is the same as Market Value.)
Enter 2021 SOH Value:
Enter New Home Purchase Price:
Check all that will apply to you:

Homestead Exemption.
Widowed Persons Exemption.
Disabled Veteran Exemption (requires VA service-connected disability rating of at least 10%; unremarried surviving spouses also eligible to claim exemption).
Veteran Service-Connected Total and Permanent Disability Exemption.
Senior Disabled Combat-Wounded Veteran Exemption (must be at least age 65, have a VA disability rating of at least 10%, provide proof of combat injury). Enter percentage of your VA disability rating: %

* The Estimated Tax is just that, an estimated value based upon the average Millage Rate of 19.8578 mills (or 1.98578%).
Senior Exemptions are not taken into account for the estimated tax amount. Your Taxes may be higher or lower.

This estimate does not include any Non-Ad Valorem assessments/Fees (Fire, Garbage, Light, Drainage,
    Improvement or Safe Neighborhood Assessment)

Note: Millage rates are subject to change
